Old wiring is a risk you can't ignore.

A rewire involves replacing the wiring throughout your property — the cables, sockets, switches, light fittings and consumer unit — with modern wiring to current 18th Edition BS 7671 standards. A partial rewire covers specific circuits, floors or rooms.

Electrical wiring typically has a lifespan of 25–40 years. Older properties with rubber-sheathed, aluminium or lead-covered wiring present serious fire and shock risks that modern RCD protection cannot fully mitigate. A rewire isn’t just a compliance exercise — it’s the only permanent fix.

First and second fix wiring

All new cables routed through walls, ceilings and floors. Back boxes and conduit fitted first fix; accessories connected and finished second fix.

Consumer unit supply and fit

A modern, fully-loaded consumer unit with RCD and RCBO protection fitted as part of the rewire. Properly labelled and compliant.

Sockets, switches and lighting

All outlet positions agreed with you before work begins. Standard white finishes included; chrome or designer finishes available on request.

Full circuit testing

Every circuit is tested to BS 7671 before sign-off. Insulation resistance, continuity, earth fault loop impedance — all recorded and reported.

Electrical Installation Certificate

You receive a formal Electrical Installation Certificate the day the work is completed — the document you’ll need for insurance, sale, and letting.

Part P Building Regulations

As NICEIC Approved, we self-certify and notify building control on your behalf. You receive the building control notification as part of your paperwork pack.

Making good: We route cables as neatly as possible and work in channel where required. We do not carry out plastering or decoration — we recommend engaging a plasterer after the first-fix stage. We'll advise on the sequence to minimise disruption.

6 signs your property needs a rewire

Wiring older than 25–30 years

Older wiring doesn’t contain the earth protection required by modern standards. If your sockets have no earth pin hole or your fuse box has rewireable fuses, it’s time.

Rubber, lead or aluminium cables

Pre-1970s wiring is often sheathed in rubber that becomes brittle and cracks over time. This is a serious fire and shock risk — not something an upgrade patch can fix.

Persistent tripping or flickering

If your circuits trip repeatedly without a clear cause, or lights flicker and dim when appliances run, this often indicates overloaded or deteriorating wiring.

An EICR flagging C2 or C1 defects

A C2 classification on an EICR means “potentially dangerous.” A C1 means “danger present.” Either requires immediate remedial work — often a rewire is the most efficient solution.

Buying or renovating a property

Before plastering, tiling or fitting a new kitchen, it makes sense to rewire first. Doing it afterwards means chasing channels through finished walls — far more costly and disruptive.

Extending or loft converting

Adding habitable space usually requires new circuits. If the existing installation is old or already at capacity, a partial or full rewire is the right starting point.

A typical 3-bedroom house rewire takes 3–5 working days. We’ll confirm the timeline in your written quote.

Free survey

We visit, assess the existing installation, agree the scope of work and outlet positions with you, and issue a fixed written quote — at no charge.

First fix

All new cables routed and secured. Back boxes, consumer unit and conduit are fitted. The property is left safe and ready for plastering at this stage.

Second fix

Once plastering and decoration are complete, we return to fit all accessories — sockets, switches, light fittings, and the consumer unit face plates.

Testing and certification

Every circuit is tested to BS 7671. You receive the Electrical Installation Certificate and Part P building notification the same day — fully signed off.

Common questions about rewiring

How long does a full rewire take?

For a typical 3–4 bedroom house, a full rewire takes 3–5 working days for the first fix, plus a further day for second fix once plastering is complete. Smaller properties or partial rewires may be completed in 1–2 days. We'll confirm the exact timeline in your written quote.

Do I need to move out during the rewire?

Not necessarily, though it does make the job faster and easier. During first fix, the power to areas being worked on will be isolated, but we work room by room to minimise disruption. Many customers stay in the property and manage around it — we'll advise on the practicalities when we survey.

Will you make good the walls and floors?

We chase cables as neatly as possible and use mini-trunking where appropriate to reduce the amount of making good required. However, we don't carry out plastering or decoration — we recommend having a plasterer ready to follow on after first fix. We'll advise on the sequence to keep disruption to a minimum.

Do I need a full rewire or just a consumer unit upgrade?

Not every property needs a full rewire. If the wiring is in reasonable condition but the fuseboard is outdated, a consumer unit upgrade alone may be sufficient. We'll assess both during your free survey and give you an honest recommendation — we won't quote for work you don't need.

Will a rewire affect my home insurance?

A rewire completed by a registered electrician with proper certification should improve your insurance position, not worsen it. Insurers increasingly require evidence of compliant wiring — particularly for older properties. The Electrical Installation Certificate we issue is the standard document insurers accept.

What certificate do I receive after a rewire?

You receive an Electrical Installation Certificate (EIC) issued the day the work is completed. This confirms the installation was designed, constructed, and tested to BS 7671. As NICEIC Approved, we also submit a Part P Building Regulations notification to your local authority on your behalf — you receive confirmation of this as part of your paperwork pack.

How much does a rewire cost?

Rewire costs depend on the size of the property, the number of circuits, accessibility, and the condition of the existing installation. We don't publish fixed prices because every job is different — we survey first, then give you a written fixed-price quote. There's no charge for the survey or quote, and no obligation to proceed.
